A slippery entrance isn't a cosmetic problem
An algae-covered walkway turns slippery after rain. A greasy loading dock is slippery all the time. A parking lot stained with gum and oil signals a poorly maintained site — and a commercial tenant notices that before renewing a lease.
That's the difference between residential and commercial: at home, a dirty surface is unpleasant. On your site, it exposes you.

High pressure
Concrete, asphalt, pavers, concrete slab: traffic surfaces that take pressure and need it.
Soft wash
Vinyl, aluminum and composite cladding, painted walls, stucco: low pressure and cleaning solution, so water isn't forced behind the cladding and the finish isn't discoloured.
Order of work
We wash top down and finish with the traffic surfaces, so nothing already done gets re-soiled. Full rinse of all access points before you reopen.
We work when you're closed
A parking lot washed at noon on a Tuesday means blocked spaces and customers driving away. So we schedule early morning, evening or weekend, in sections if needed, so part of the site always stays accessible.
For retail, working before opening is the norm. For apartment buildings, we notify tenants in advance if you'd like.

Frequently asked questions
How much does washing a parking lot cost?
Depends on the area, the condition and water access, with a lower rate on an annual agreement. We price it after the site assessment, free of charge.
Do oil and gum stains come out?
Gum comes off well. Oil fades significantly but doesn't always disappear once it's soaked into concrete over years. We tell you that at the assessment, not after the invoice.
What do you do with the wash water?
We follow the municipal discharge requirements that apply to the site. If your building has particular constraints — oil separator, storm drain, lease requirements — tell us at the assessment.
Do you need water and power on site?
Water access is simplest and most economical. If there isn't any, we make other arrangements — to be confirmed at the assessment.
How often should it be done?
Once a year in spring for most sites, twice for high-traffic retail or loading docks. Shaded entrances and walkways often need an extra visit.
Do you provide a report?
Yes: photos of the completed work for your maintenance records, per site.
